Every program has a first. For GreenStar multifamily, it was 1533 W Superior Street in Chicago — a condo building by Point B Properties that certified under version 2 of the standard and set the pattern the Michigan projects would later follow.
The condos rate HERS 49–51, roughly twice as energy-efficient as a typical new condo, with projected lifetime utility savings north of $10,000 per unit. Health got equal billing: a fresh-air ventilation system feeds every unit, and the walls themselves work — hospital-grade air-cleaning drywall that captures airborne pollutants.
Most importantly for buyers, none of it was taken on faith: every assembly was third-party inspected, verified, and documented, with building-science detailing to prevent leaks and mold before they start.
